Introduction

SKDC is a social landlord. What we do and how we do it is monitored and overseen by a government body called the Regulator of Social Housing. They have defined the standards we are required to meet in providing key services – one of which is the Safety and Quality Standard.

The Safety and Quality Standard sets out standards covering housing stock condition, the decent home standard, health and safety and adaptations. It also includes the requirement that we:

“Provide an effective, efficient and timely repairs, maintenance and planned improvements service for homes and communal areas.”

To ensure that we fulfil the requirements of the Safety and Quality Standard we have made some changes to our Housing Repairs and Maintenance Policy.

Why is the Council making these changes?

We have made these changes to ensure that it is clear:
  • what SKDC’s repairs responsibilities are
  • the types of repairs you the tenant, are responsible for
  • what the timescales for repairs undertaken by the Council are
The policy also includes
  • a proposal which, if approved, would mean that if a tenant continually refuses to allow access to one of our properties to carry out essential health and safety checks (required by law), we reserve the right to refuse to undertake non-urgent repairs to that property
Before the policy is considered for approval, SKDC would like to know what you, as a tenant, think of the changes we have made to it.

It is important that our tenants receive the repairs service they expect and we hope that the changes we have made will help us achieve this.
