About the study

Area Median Income (AMI) typically refers to the U.S. Department of Housing and Urban Development’s (HUD’s) estimate of Median Family Income (MFI) for counties and multi-county metropolitan areas. Income limits based on HUD MFI are used to determine eligibility for many housing assistance programs and rent caps for some income-restricted affordable housing.

The Washington State Legislature is funding a study to evaluate alternative methods for calculating AMI, including the use of different geographic areas to calculate AMI. The Washington State Department of Commerce is leading the study with support from BERK Consulting and Novogradac. The final report to the legislature will include a review of alternative methods and recommendations. 

Your input will help us to understand:
  • Benefits and drawbacks of the current AMI calculation method.
  • The potential impacts of changes to AMI calculation methods on efforts to meet the affordable housing needs of Washington residents.
