Introducing The Village of Casa Familia, the first of its kind affordable housing community designed to serve adults with IDD in an enriched community setting in Miami-Dade County.  This landmark community will be located on a large parcel of land in Kendall (11025 SW 84th Street). We expect to start construction this Winter and be ready for occupancy in early 2022.  

The Village of Casa Familia will have 36 one-bedroom apartment homes and 12 two-bedroom/2 bath apartment homes on a campus-like setting.  There will also be 2 apartments for 24-hour on-site staff.


The centerpiece of the Village will be an 11,000 square foot state-of-the-art Community Center, with an art studio and gallery, fitness center, internet café, game room, quiet space, meeting rooms, administrative offices, movie theater, on-site dining, demonstration kitchen and large multi-purpose room.
The Village will be operated by 2 of the most respected names in housing and social services:  Atlantic/Pacific Communities and United Community Options of South Florida (formerly, United Cerebral Palsy).

  • 18 years or older
  • Individual income no more than $35,580 (e.g., employment, SSI, SSDI)
  • Co-signer on lease unless income is sufficient
  • Medicaid Waiver recipient or ability to pay privately for individual support services.  Private Pay Services are currently estimated at $1,700/month (described below).  All residents will be required to maintain individual support services, either through the Medicaid Waiver program or Private Pay Services.
  • Successful completion of Independent Living Screening Approval process
Estimated Monthly Costs to Live at the Village of Casa Familia (subject to change):
  •  Rent:  One bedroom - $936+ utilities; Two bedroom - $720 per person (including utilities)
  • If the potential resident is a Medicaid Waiver recipient, an Auxiliary Services Fee of $350/ month covers all enriched programming and activities, including recreational, social, life skills, health/wellness programs and transportation, with emphasis on community inclusion and individual choice.
  • If the potential resident is not a Medicaid Waiver Recipient, Private Pay Services of $1,700/month covers individual support services and all Auxiliary Services.
  • Living expenses (food, cable, internet & other personal spending)
