These Rezoning and Special Use Permit proposals are going before the Commissioners next week on July 23. RZC2024-00005, RZC2024-00014, SUP2024-00008. Last week the Planning Commissioners recommended Denial of the proposal, 7 to 1. However, it will still go to the County Commissioners this Tuesday. They could override the planning commission denial recommendation and approve it anyway. Your responses and comments here will be shared with the by MPCA on Tuesday morning.
This is 29 acres total, with about 26 as a gravel pad with 215 tractor trailer size storage spaces. Consultants estimate an average of 52 semi-trailertrucks crossings of Hwy-78, daily. Access to the site and equipment will be 7x24; expect access all hours of the night. The developer has mentioned drivers sleeping in their trucks, there are no restroom or trash facilities. It appears that there will be no personnel on site for Security or Operations & Maintenance. Access will be by key code and no supervision of who has access, for how long, or what they are bringing onsite. The property is located adjacent to the YR Wildlife Sanctuary, across the river from the new Riverbend County site, across the river from the new Lake Lucerne Pocket Park, just upstream from the future Vecome Park site, and across the river from the soon to come section-1 of the Yellow River Walking Trail connecting the two Parks and will one day connect to Yellow RIver Park being an important outdoor asset of Mountain Park and South Gwinnett.
The Planning Department review posted this statement in their assessment that sums it up. Decide if you agree or not. "An automobile and truck storage lot with heavy equipment outdoor storage is not in conformity with the policy or intent of the Unified Plan; however, with appropriate conditions, it would be compatible with surrounding uses. In addition, the use requires a level of development that would not prohibit future redevelopment more in line with the future development map when feasible. "
