REASON FOR REZONING:
Community Enhancement: The proposed development aims to enhance our community by providing a much-needed private event venue. This space will allow residents to host celebrations, gatherings, and community events and offer a place for children to gather & play.
Economic Growth: A PDD option at 100 Proctor Avenue will contribute to the local economy. It will provide a plethora of options within the community, create jobs, attract visitors, and potentially increase property values in the area.
Preserving Historic Character: The property, built in 1875, has historical significance. By repurposing it for a private event venue adjacent to the historical home, we honor its heritage while ensuring its continued use, development of the waterfront, and appreciation for the beauty of the area.

*Economic Boost: Increased foot traffic and local spending will benefit nearby businesses as it offers options for catering and entertainment.
*Preservation: Only a very small number of very small trees (including sumacs) will be removed to enhance the view of the river. More environmentally- friendly trees will be planted as well.

Proposed Development:
We envision a 40'x60' building with a partial 2nd floor loft. The building will consist of 20x30 reserved for storage and 40x20 reserved for the private event area. It will adhere to the following guidelines:
* Architectural Harmony: The design will complement the existing neighborhood and housing aesthetics, despite it will likely only be seen from the actual property.
* Parking and Traffic: Adequate parking facilities utilizing the existing “paper road” will be provided to remove any parking interfering with or landing on Proctor Avenue.

*Noise Control: Measures will be implemented to mitigate noise during events including abiding by the noise ordinance and upon request, providing advance notice of any large events. There is also intention to plant vegetation to act as a sound barrier between the venue, the Sutherland’s private residence, and the remainder of the neighborhood.
