In recent years, space constraints in the Boat Haven Boat Yard have grown increasingly acute, and demand for vessel workspace has often exceeded available supply.  In response, the Port has attempted to make the most efficient use of available space and is also working with the City and PUD to modestly expand the yard along Sims Way/SR 20.  These measures alone, however, are unlikely to be sufficient to meet anticipated demand and need.  With roads and marine waters bounding the Port’s Boat Haven property on the north, east and south, the only possible direction for expanding lies to the west of the developed Boat Yard, on land that may have substantial environmental constraints.
 
In this context, the Port applied for and obtained a Planning Grant from the Community Economic Revitalization Board (CERB) in January of 2022.  This $100,000 study (i.e., $50,000 CERB, $50,000 Port) is intended to assess the feasibility of expanding the Boat Yard to include approximately 3.7 acres west of the currently developed area (see photos, below).

Key components of the feasibility study will include the following:
 
·         Stakeholder engagement
·         Needs assessment and market trends analysis
·         Preliminary site planning and layout
·         Preliminary design engineering
·         Initial permit coordination/agency consultation

As part of the stakeholder engagement element of this project, the Port is inviting you to complete a brief questionnaire that will help us better understand how marine trades tenants, independent contractors, and the boating public presently use the Boat Yard, and what types of facilities and improvements you think are needed to help preserve and enhance our working waterfront.

This initial informal questionnaire will be distributed via email to Boat Yard tenants and independent contractors that use the yard and linked on the Port’s website.  We hope to learn from as many Boat Yard users as possible.  The “key themes” distilled from your responses to the questionnaire will then be used by Port staff and our consultant, Reid Middleton, to develop West Boat Yard “Expansion Alternatives” for further refinement and analysis.
